NOBLESVILLE, IN (Dec. 17, 2024) – Tonight, Noblesville Mayor Chris Jensen issued the following statement after the Noblesville Common Council voted 6-3 to approve the $250 million mixed-use development project, Morse Village. The LOR Corporation development covers 175 acres, featuring 30,000 sq ft of commercial space and local restaurants at 206th and Hague Road, including a new roundabout at that intersection. After zoning approval, like all other construction projects, this project will go through additional review steps, including Technical Advisory Committee, Architectural Review Board, and internal construction document review. Morse Village build-out is expected to be phased over seven to ten years, with construction beginning in 2025.

 

"The Morse Village development will provide additional housing and commercial opportunities to serve our community's growing need along with the investment and preservation of greenspace," said Noblesville Mayor Chris Jensen. "Much due diligence has been done by the Council, developer, and city to hear from the public and work together to adjust the project plan to meet the needs of current and future residents in the area. I appreciate the Council's thoughtful consideration for this development and look forward to its positive impact on the City of Noblesville."

Private Investment: $250M+

Public Greenspace: 30+ acres of dedicated green space, this development will have over six miles of trails and sidewalks planned, while connecting to existing amenities in the area. A planned amenity on the property will include a preservation park area with eagle watching and an educational plaza highlighting the eagles on the property.

Infrastructure Benefits: New roundabout at 206thand Hague, widening the road and making sewer upgrades.

Retail Options: 30,000 square feet of new retail business that complements Morse Lake district, including new restaurants. 

Preserves Property Values: Projected to maintain and enhance adjacent property values based on analysis of independent appraiser and area comps. 

Expands Housing Inventory: Provides much-needed condo, townhome, single-family, and multi-family housing options to serve growing community and desires of Noblesville residents to downsize or move; project features informed by city’s Housing Study and Comprehensive Plan. 

Enhanced Buffering and Setbacks: Buffered by the levee, substantial landscaping, and distance of at least 80 yards from existing homes; height requirements to protect viewsheds. 

Taxpayer Benefits: Adds substantial Assessed Value to Noblesville which helps keep taxes low; none of the housing inventory, new restaurants, and amenities would be available but for the private and public investment to support the project; and accelerates timing of transportation projects on the city’s Capital Improvement Plan.
